10. That the Mortgagors will give immediate notice by mail to the Mortgagee of any conveyance. transfer or change of
ownership of the promises.
l 1. That no waiver of any covenant heroin or of the obligation secured heroby shall at am time thereafter bs held to be
a waiver of the terms hereof or of tM note secured hsroby.
12. That if the Mortgagors default in arty of the covenants or agreements contained. heroin, or in sold note then the
Mortgagee may perfomn the same. and ail expendituros (inWuding roasonable attorney's fees) made by the Mortgagee in so doing i
shall draw interest st the rate of eight perceMum (8gfp) per annum, and shall be ropaysbk immediatey and without demand by
the Mortgagont to tha Mortgagee, and. together with tnterest and costs accruing thereon, shall be secured by this mortgage.
13. That the mailing of a written notice or demand addrossed to the owner of record of the mortgaged promises. or directed
to the saW owner at the last address actualy furnished to the Mortgagee. or directed to said owner at said mortgaged promises,
and mailed in the United States mails, shall be sufficient notice and demand in any case arising under this instrument and ro-
quired by the provisions heroof or by law.
14. This Mortgage shall securo not ony existing indebtedness. but also such future advances, whether such advarK:es aro
obligatory or to be made at the option of the Mortgagee. or otherwise, ss aro made within twenty (20) years from the date hsro-
of. to the same extent as if such futuro advances were made on the date. of the execution of this mortgage. but such secured
indebtedness shall not exceed at any time the maximum principal amount of:, 63 • ~ ,plus interost. and any
disbursements made for the payment of taxes. levies or insurance, on the property covered by the lien of this mortgage, with in- _
terest on such disbursements.
The covenants herein contained shall bind. and the benefits and advantages shall inure to. the rospective heirs. executors. _
administrators ~ assigns of the parties hereto. Whenever used, the singular number shall include the plural, the plural the singu-
lar. and the use of any gender shall include all genders.
