SUBJECT to~the teams, covenants and conditions of said Declaration of Condominium
•and exhibits thereto (and amendments, adc}endums and/or supplements to said Dec-
larati~n and said exhibits), including said Membership Agreement (and amendments,
addendums and/or supplements thereto).
SUBJECT to utility easements and other easements of record, and real property taxes
: for the current and subsequent years.
SUBJECT to zoning regulations and other restrictions, prohibitions or regulations
imposed by governmental authorities, and subject to restrictions, reservations,
limitations, and conditions of record.
SUBJECT to the right, title or interest, if any, of the public to use any portion
of the property seaward of the most inland of the natural line of vegetation or
the most exterior high water line or the bulkhead line established by appropriate
governmental authority or any other line which may be legally established as
relating to public use.
SUBJECT to Costal Construction setback line as recorded in the Public Records
of St. Lucie County, Florida.
A AND ACCEPTANCE BY GRANTEE
Gtantee, by acceptance and execution of this deed, acknowledges that this con-
veyance is subject in every respect to said Declaration of Condominium and exhibits
thereto (and amendments, addendums and/or supplements to said Declaration and said
exhibits), including, but not limited to, the said Membership Agreement (and•amendments,
addendums and/or supplements thereto). Grantee acknowledges that each and every pro-
~~ision of the aforementioned documents and all maintenance and management of OCF.ANA
OCEANFRONT OONDQMINIUM ONE as a residential condominium of the highest standards, and
Grantee, for and on behalf of himself, his heirs and assigns, agrees to abide by all the
terms of said documents.
Grantee hereby expressly ratifies and confirms the execution of said Membership
Agreement (and any amendments, addendums and/or supplements thereto) by OCEANA OF
}lUTCHINSON ISLAND, INC., on behalf of Grantee herein and other grantees of apartments
in the Condominium and further ratifies and confirms the execution of said Memberslip _
Agreement (and any amendments, addendums and/or supplements thereto by (k:eana Recreation
Association, Inc.).
