That no waiver of arty covenant herein or of the obligation secured heroby shall at any time thereafter bs held to be a waiver of the temps heroof or of the note secured heroby. 12. That M the Mortgagors default in any of the covenants or agreements contained heroin, or in said note then the Mortgagee may perform the same. and all expendituros (including reasonable attorney's fees) made by the Mortgagee in so doing shall draw interest at the rate of eight percentum (8°,f,) per annum, and shall be ropayable immadiatey and without demand by the Mortgagors to the Mortgagee, and, together with interest and costs accruing thereon, shall be secured by this mortgage. 13. That the mailing of a written notice or demand addrossed to the owner of record oftM mortgaged premises. or dirocted to the said owner at the last address adualy furnished to the Mortgagee, or directed to said owner at said mortgaged promises, and mailed in the United States mails. shall De suNicieM notice and demand in any case arising under this instrument and ro- quired by the provisions hereof or by law. 14. This Mortgage shall securo not ony existing indebtedness. but ah,o such tuturo advances. whether such adwnces aro obligatory or to be made at the option of the Mortgagee, or otherwise. as aro made within twenty (20) years from the date hero- of, to the same extent as if such futuro adwr>ces were made on the date of the execution of this mortgage. but such securod indebtedness shall not exceed at any time the maximum principal amount of = 7 X891.64 ,plus interost, and arty disbursements made for the payment of taxes, levies or insurance, on the property coverod by the lien of this mortgage, with in- terest on such disbursements. The covenants heroin contained shall bind. and the benefits and advantages shall inure to. the respective heirs, axecutont. administrators and assigns of the parties heroto. Whenever used. the singular number shall include the plural, the plural the singu- lar, and the use of any gender shall include all genders.
