Mortgagors covenant and agree that if a conveyance should be made by them of
the premises above described or any part of them, without written consent of
the mortgagee antt•without assumption in regular form of law by the Grantee
of the obligation to the Mortgagee created under this mortgage, then, at the
option of the Mortgagee and without notice to the Mortgagors, all sums of
money secured hereby shall become due and payable in default immediately
and concurrently with the conveyance, whether or not such sums are due and •
payable and in default by the specific terms of this mortgage and the note
secured hereby.
This mortgage shall be security not only for the existing indebtedness, but
also for such future advances as may be made from time to time by Mortgagee
k to Mortgagors, whether such advances are obligatory or to be made at the
option of the Mortgagee or otherwise, to the same extent as if such future
~ advances were made on the date of the execution of this instrument up to the
l principal amount of the indebtedness evidenced by the obligation secured
thereby.

This is a SECOND MORTGAGE, subject and inferior to that certain first
mortgage executed by Lee A. Kimmel and Margaret W. Kimmel, his wife,
dated February 9th 1973, filed for record February 20, 1973 in Official
Record Book 211, Page 490, Public Records St. Lucie County, Florida.
Said first mortgage being to FIRST NATIONAL BANK OF FT. PIERCE.
Any default in the terms and conditions of said first mortgage shall
. constitute and become a default as to this SECOND MORTGAGE. j
