the Point of Beginning; thence run North 70°04'03" East, along
said-right-of-way line 175.00 feet to a point; thence run South
00°06'51" East 224.77 feet to a point; thence run South 70°04'03"
West 175.00 feet to a point on the West line of the East 1/2 of ~
