THIS WARRANTY DEED Made the 8th day of November 1979, by RANDOLPH A. HEARST,
a California resident, hereinafter called the grantor, to COVAL, INC., a
Nevada corporation, whose postoff ice address is 424 S:,uth Beverly T1riyP; Beverly
Hills, California 90212, hereinafter called the grantee:
(Wherever used herein the terms "grantor" and "Granted" include all
the parties to this instrument and the heirs, legal representatives and
assigns of individuals, and the successors and assigns of corporations.)
WITNESSETH: That the grantor, for and in consideration of the sum of
$10.00 and other valuable considerations, receipt whereof is hereby acknowledged,
hereby grants, bargains, sells, aliens, remises, releases, conveys and confirms
unto the grantee, all that certain land situate in St. Lucie County, Florida, vis:
A
Approximately 160 acres of land and citrus trees thereon described
as follows:
"All that certain land situate in St. Lucie County, Florida, lying
in Blocks 1, 2, 3, 4, 27, 28, 29, 30, 31, 32, 33 and 34 of Indrio
Groves as per plat thereof recorded in Plat Book 12 at page 48,
Public Records of St. Lucie County, Florida."

SUBJECT TO reservations, restrictions, protective covenants and dedications
for canals, ditches, dikes and roads.
(This Deed is given subject to the easements of record, to the restrictive
covenants and the dedication of canals, ditches, dikes and roads, as the
same are shown on said plat of Indrio Groves.)
The above described property is not the homestead of the Grantor and that Grantor
does not reside on property which is adjacent or contiguous thereto.
TOGETHER, with all the tenements, hereditaments and appurtenances thereto
belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the grantor here by covenants with said grantee that the grantor is
lawfully seized of said land fn fee simple; that the grantor has good right and lawful
authority to sell and convey said land; that the grantor hereby fully warrants the title.
