SU83ECT TO mortgage to First National Bank and Trust Company of Stuart as recorded
in O.R. Book 296, Page 884, of the Public Records of St. Lucie County, Florida,
which parties of the second part assume and agree to pay according to its terms.
PARTY of the second part, by their acceptance hereof and by agreement with party
of the first part, hereby expressly assumes and agrees to be bound by and comply with
all of the covenants, terms, provisions and conditions set forth and contained in the
aforedescribed DECLARATION OF CONDOMINIUM, including but not limited to the obligations
to make payment of assessments for the maintenance and operation of HUTCHINSON ISLAND
CLUB which may be levied against the above described DWELLING UNIT.
THIS CONVEYANCE is made subject to the following:

1. Real estate taxes levied subsequent to the year 1979 ;
2. Applicable zoning regulations and ordinances;
3. All of the terms, conditions, provisions, rights, privileges, obligations,
easements and liens set forth and contained in the DECLARATION OF CONDO-
MINIUM aforedescribed herein;
~ 4. All other covenants, conditions, restrictions and easements of record, if
any, which may now affect the aforedescribed property;
5. All facts which may be shown by an accurate survey of said aforedescribed
property.
AND said party of the first part does hereby fully warrant the title to said
dwelling unit, and will defend the same against the lawful claims of all persons whom-
soever.
