This is a SECOND MORTGAGE, together with all buildings I
and improvements thereon and all fixtures and equipment

In the event the first mortgage payments are delinquent or
~ in arrears, the second mortgagee may at his option make the
ii first mortgage payments and immediately declare the entire
balance due and payable on the second mortgage. Default on
any of the terms or covenants of the first mortgage shall be
a default of the 2nd mortgage.
~ In the event the first mortgage is increased or amended
this second mortgage and the entire indebtedness secured
hereby shall become due and payable at once.
