That no waiver of any covenant heroin or of the obligation secured heroby shall at any time thereafter be held to be a waiver of the terms hereof or of the note secured heroby. ~12. That if the Mortgagors detauk in any of the covenants or agreements contained heroin. or in said note then the Mortgagee may perform the same. and all expendituros (including reasonable attorney's fees) made by the Mortgagee in so doing shall draw interest st the rote of eight percentum (8qr,) per annum. and shall be ropaysble immediatey and without demand by the Mortgagors to the Mortgagee. and. together with Interost and costs accruing thereon. shall bs securod by this mortgage. 13. That the mailing of a written notice or demand addressed to the owner of record of the mortgaged promises, or directed to the said owner at the Isst address adualy furnished to the Mortgagee. or directed to said ovmer st said mortgaged promises, and mailed in the United States mails, shall be sufficient notice and demand in any case arising under this instrument and re- quired by the provisions hereof or by taw. 14. This Mortgage shall securo not ony existing indebtedness, but also such tuturo advances. whether such advances aro obligatory or to be made at the option of the Mortgagee, or ctlerrwise. as aro made within twenty (20) years from the date hero- of, to the same extent as if such futuro advances wero made on the date of the execution of this mortgage. but such secured indebtedness shall not exceed at any time the maximum principal amount of = 8 • 29 .plus interest. and any disbursements made far the payment of taxes. levies or insurance, on the property coverod by the lien of this mortgage. with in• terest on such disbursements. The covenants herein contained shall bind, and the benefits and advantages shall inure to. the respective heirs, executors. administrators and assigns of the parties hereto. Whenever used, the singular number shall include the plural, the plural the singu- lar. and the use of any gender shall include all genders.
