A. The Parties agree that the amendments hereinafter set
forth relate only to the Fields Parcel and said Lease shall re-
main in full .force and effect as written in relation to the Pan-
try Pride Parcel.
B. As to Paragraph 1: Name of Shopping Center: The Shop-

C. As to Paragraph 7: Percentage Rent ( awe 2A): The vari-
ous percentage rent rates re erre to t ere n sTiall be deleted `
and in lieu thereof there shall be a single percentage rent rate
of 2% on annual Gross Sales in the Fields Parcel in excess of
$11,000,000. All catalog sales shall be deducted from Gross
Sales but the catalog sales and/or stock area shall not exceed
4,000 square feet.
D. As to Para ra h 13: Protective Covenant: The provisions

E. As to Para ra h 19: Public Liabilit Insurance: Any
reference to 0o air tores, nc., in paragrap s all be
deemed deleted and inserted in lieu thereof shall be Montgomery
Ward & Co., Incorporated, and any reference to Tenant shall be
deemed to be Montgomery Ward & Co., Incorporated, or its wholly-
owned subsidiary.
F. As to Para ra h 33: Common Area Maintenance: In addi-
tion to t e amount o Tenant s s are o maintaining the Shopping
Center common facilities as set forth in Lease paragraph 33, Ward
shall pay to Landlord the additional sum of $13,162.50 per annum
for the Fields Parcel in equal monthly installments of X1,096.87.
G. Landlord acknowledges that the Fields Parcel shall be
operated by Ward or its subsidiary Jefferson Stores, Inc., as
a central check-out promotional department store.
I; H. Said Lease further is modified by adding thereto the
following Paragraph 42:
42. Tenant is hereby granted, at Tenant's sole risk and
expense, the option and privilege, at any time hereafter during
~ the Term of this Lease, or any extensions thereof, to enlarge
~ the Fields Parcel, but Tenant agrees with respect to such expan-
sion and enlargement of the building on said Parcel as follows:

(a) Any such building shall be of like structural quality
and in architectural harmony with Tenant's store building. Ten-
ant shall repair and restore any damage to Landlord's Common
Area, Landscaping or buildings caused by construction of the Ex-
pansion Area; and -
(b) Any such building shall be constructed in the area iden-
tified as "Expansion Area" on Exhibit "A" to this Agreement; and

(c) Tenant shall provide within the Expansion Area, for use
~ by Landlord and Landlord's tenants, the same number of parking
spaces as at the date of the Expansion that are taken by reason
of said Expansion; and ~

(d) Tenant shall provide within said Expansion Area not less ~
~ than parking area for cars as required by paragraph 26(b) of the
Lease; and
