19. The mortgagor tunher covenanu that iE monry is to be advanced on this mortgage during the course of oonswc-
lion of a building upon the above described property, then said building shall be completed within
days from the date hereof -and shall be constructed in accordance with plans and specifications submitted to the
Association and that should said building not be constructed within the above ttme limit and/or said building -
shall not be constructed in accordance wtth such plans and specifications, then and in that event the mortgagee
may. at its option, declare all sums secured hereby tmmediately due and payable.
20. That if the mortgagor shall procure contracu of inswance upon his li[e and disability insurance for loss of time
by accidental injury or sickness, or either. making the mortgagee. assignee thereunder, the mortgagee may pay the
premiums for such insurance and add the same to the prinupal indebtedness secured by this mortgage and said
amounts shall be repaid to the Association immediately upon demand, and the failure of the mongagors to com-
ply with the demand o[ the Association for a period of thirty (30) days shall constitute a breach of this mortgage
and tiie :t~ociation, at its option, immediately and without notice, may institute proceedings to foreclose this
mortgage and apply for the appointment of a r+ecetver as hereinbefore provided.
21. No provision of this instrument or of the said promissory note shall rec(uire the paymrnt or permit the collection
of interest in excess of the maximum permitted by law. If any excess of interest in such respect is herein or in the
said promissot~r note provided for, or shall be adjudicated to be so provided for herein or in the said promissory
note, the prov~stons of this paragraph shall govern, and neither the mortgagors nor their heirs, successor and
assigns shall be obligated to pay the amount of such interest to the extent that it is excess in the amount permitted
by law.
