MORTGAGE DEED a~R1~~~ ~
THIS MORTGAGE DEED (the Mortgage), dated as of •
Q~ Z ~ , 1979, by and between WTWV, INC., a Mississippi
corporation (hereinafter called Mortgagor) and SUN FIRST NATIONAL
BANK OF ORLANDO, a national banking association having its
principal banking house in Orlando, Florida (hereinafter called
Mortgagee);
WITNESSETH, that in consideration of the premises and
in order to secure the payment of both the principal of, and
interest and any other sums payable on the Note (as hereinafter
defined) or this Mortgage and all other liabilities of the
Mortgagor to the Mortgagee, whether primary, secondary, direct,
contingent, sole, joint or several, due or to become due or '
that might be hereafter contracted or acquired, including any
extensions, renewals, or changes in form of the Note (as
hereinafter defined) or any such other liabilities and the ~
performance and observance of all of the terms and conditions'
of said Note and of the Loan Agreement between the parties hereto
of even date herewith (said Agreement, as it may hereafter be
amended or otherwise modified from time to time, being the "Loan
Agreement", the terms defined therein and not otherwise defined
herein being used herein as therein defined) and the other
documents and instruments delivered or to be delivered thereunder
including,. without limitation, the Mortgage Deeds, the Security
Agreement, the Pledge Agreement and the Guaranty, Mortgagor
hereby grants, sells, warrants, aliens, remises, releases,
conveys, assigns, transfers, mortgages and sets over and confirms -
unto Mortgagee, all of Mortgagor's estate, right, title and
interest in and to that certain real property situate in
.County, Florida, more particularly described as

That certain property described in Exhibit "A"
.attached hereto and incorporated herein.
TOGETHER WITH all improvements now or hereafter located
on said real property and all fixtures, appliances, apparatus,
~ equipment, furnishings, heating and air-conditioning equipment,
machinery and articles of personal property and replacements
thereof (other than those owned by lessees of said real property)
- o now or hereafter affixed to, attached to, placed upon, or used
J ~ in any way in connection with the complete and comfortable use,
occupancy, or operation of said real property, all easements
and rights of way, all licenses and permits used or required
in connection with the use of said real property, all leases
J of said real property now or hereafter entered into and all
~ right, title and interest of Mortgagor thereunder, including
without limitation, cash or securities deposited thereunder
- '.pursuant to said leases, and all rents, issues, proceeds, and
~ ' profits accruing from said real property and together with all
ti = proceeds of the conversion, voluntary or involuntary of any
of the foregoing into cash or liquidated claims, including
without limitation, proceeds of insurance and condemnation awards
- (the foregoing said real property tangible and intangible
personal property hereinafter referred to as the Mortgaged
Property).
TO HAVE AND TO HOLD the Mortgaged Property, together
with all and singular the tenements, hereditaments and
appurtenances thereunto belonging or in anywise appertaining
and the reversion and reversions thereof and all the estate,
right, title, interest, possession, claim and demand whatsoever,
as well in law as in equity, of Mortgagor and unto the same,
