Kise appertarmng, and the rents, iuues, and profits thereof, and also all the estate, right, title, interest and all claims and demands ~ whatsoever, as well in law as in equity, of said Mortgagor in and to the same, and every part and parcel thereof, and also specif- i cally but not by way of limitation, all gas and electric fixtures, radiators, heaters, water pumps, air conditioning equipment, machinery, boilers, ranges, elevator and motor, bath tubs, sinks, water closets, water basins, pipes, faucets, and other plumbing ~ and heating fixtures, mantels, refrigenting plants and ice boxes, window screens, screen door, floor covering, carpeting, tik,and drapery fixtures, venetian blinds, cornices, storm shutters and awnings, which are now or may hereafter pertain to be used with, in or on said premises, even though they be detached or detachable, are and shall be deemed to be fixtures and accessories to the freehold and a part of the realty; and also such personal property as may be specifically descnbed above or listed hereafter on attached exhibits. The lien or security interest in and to all sudr fixtures and accessories is hereby created and perfected by this mortgage deed. ~ TO HAVE AND TO HOLD the same, together with all and singular the tenements, hereditaments and appurtemnces there- ¢ unto belonging or in anywise appertaining and the reversion and reversions, remainder and remainders, rents, issues and profits thereof and also all the estate, right, title, interest, property, entry, possessan, claim and demand whatsoever as v:•ell in laws as in equity of the said Mortgagor in and to the same and every part and parcel thereof unto the said Mortgagee, and its representatives, ~ successors and assigns, in fee simple. ~ And said Mortgagor; for himself, and his heirs, legal representatives, successor and assigns, hereby convenants that said § Mortgagee, its legal representatives, wccessors and assigns may at all times paceably and quietly enter upon, hold, occupy and s enjoy said land and every put thereof; that said land is free from all incumbtances; that said Mortgagor, his hews, legal repre- sentatives, successors and assigns, will make wch further aswnnces to perfect the fee simple title to said land in said Mortgagce, its legal representatives, wccessors and assigns, as may reasonably be required; and that said Mortgagor does hereby fully warrant the title to said land and every part thereof and will defend the same against the lawful claims of all persons whomsoever.
