DECLARATION OF CONDOMINIUM
ARTICLE I
SUBMISSION,-NAME, AND THE LAND
THIS DECLARATION F CONDOMINIUM made this day of
n1oJfM 6 197$, by HUTCHINSON ISLAND LIMITED PARTNERSHIP,
a Florida 1 m~ partnership, for itself, its successors, grantees
and assigns.
A. HUTCHINSON ISLAND LIMITED PARTNERSHIP makes the following
declarations:
(1) SUBMISSION. Developer hereby submits to the condo-
minium form_of ownership pursuant to the Condominium Act (as
hereinafter defined) those certain lands described in this instru-
ment under the phasing plan described herein. Said submission is
made subject to restrictions, reservations and easements of
record, the easements shown on Exhibit "I" hereto and matters
provided for in Article IV hereof.
(2) NAME. The name of this Condominium is "BEACHTREE II,
A CONDOMINIUM."
(3) THE LAND. The land owned by Hutchinson Island
Limited Partnership which, by this Declaration,. is submitted to
condominium ownership, is located in St. Lucie County, Florida,
and is designated as the "Phase A Land" and is more particularly
described in Exhibit PIo. "I" attached hereto and made a part of
this Declaration..
s (4) PHASING PLAN. By this Declaration of Condominium,
~ Developer submits the Phase A Land, together with the improvements
thereto, to condominium ownership. Phase A contains 20 Units (as
s hereinafter defined) located in 2 buildings and Common Elements
i as shown on the Phase A Land on said Exhibit No. "I."
B. .Likewise by this Declaration of Condominium, Developer
provides for additional phases of development to the Condominium,
~ as follows:
(1) Developer may, but shall not be re uired to add to

the Condominium both or either of the two tracts of land located
in St. Lucie County, Florida, which are designated and shown as
Phase B and Phase C on said Exhibit No. "1" (the tracts of land
being shown thereon as "Phase B Land and "Phase C Land" and such
tracts together with the improvements with respect thereto being
referred to as "Phase B" or "Phase C", as appropriate).
(2) Phase B and Phase C shall consist of Units of the
same general size as the Units in Phase A. Phase B shall have 22
