THIS WARRANTY DEED made the ~ day of November,
A.D. 1979 by ANN WILLIS HOOK, THOMAS F: WILLIS, JR., JAMS J. ~ i
WILLIS, WILLIAM JUDE WILLIS, MARY WILLIS, MICHAEL WILLIS,
JOSEPH WILLIS, DANIEL WILLIS and JOHN WILLIS, individually,
. and THOMAS F. WILLIS, JR. and JAMES J.~WILLIS, and SUN'BANK OF
ST. LUCIE COUNTY (formerly St. Lucie County Bank), as Trustees
under the Will of Thomas F: Willis, deceased, for the benefit
of Eileen Willis, Edward Willis, and THOMAS WILLIS, JR.,
and JAMES •J. WILLIS, as guardians of the property of EILEEN
WILLIS and EDWARD WILLIS, hereinafter called Grantor, to
CHARLES R. CROGHAN, Jr. and ROSE-MARIE CROGHAN, his wife hereinafter
called the Grantee:
(Wherever used herein the terms "grantor" and
"grantee" include all the parties to this instrument -
and the heirs, legal representatives and assigns of
individuals, and the successors and assigns of cor-
porations.)
WITNESSETHs That the grantor, for and in considera-
tion of the sum of $10.00 and other valuable considerations,
receipt whereof is hereby acknowledged, hereby grants, bar- ,
gains, sells, aliens, remises, releases, conveys and confirms ~
unto the grantee, all that certain land situate in St. Lucie
County, Florida, viz:
Lot 5, Block 16, SURFSIDE UNIT TWO, a plat as recorded
in Plat Book 11, page 8 of the Public Records of St.
Lucie County,Florida. Subject to easements, restric-
tions and covenants of records.
TOGETHER, with all the tenements, heraditaments and z
appurtenances thereto belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
t AND the grantor herby covenants with said grantee that
the grantor is lawfully seized of said land in fee simple;
' that the grantor-has good right and lawful authority to sell
E and convey said land; that the grantor hereby fully warrants
the title to said land and will defend -the same against the
~ lawful claims of all persons whomsoever; and that said land is
free of all encumbrances, except taxes accruing subsequent to
December 31, 1978.
