such fees for prosecuting or defending any appeal in any matter
involving collection of this obligation or foreclosure of the wort-
gage and all expenses properly paid or incurred hereunder) with
interest thereon until paid at the are of Fifteen percent (15%)
per annum, and the same are hereby secured.
The mortgagor hereby assigns, transfers and conveys unto the
mortgagee, its successors and assigns, the rents accrued to and to
accrue from all tenants in occupancy of the mortgaged premises, of
any part thereof, including rentals and royalties under oil, gas -
and mineral leases, if any, during. the lifetime of this mortgage,
it being understood that as long as there is no default in the per-
formance or observance of any of the covenants or agreements herin
contained the mortgagor shall have the privilege of collecting and
receiving all rents accruing under the leases or contracts of tenancy
for the mortgaged premises or any part thereof. All leases, royalty
agreements, etc., must be executed pursuant to the provisions of
paragraph (19) hereof.
Notwithstanding any provision herein or in said notes, the
total Liability for payments in the nature of interest shall not
exceed the limits now imposed by the usury Laws of the State o£
Florida.
IN WITNESS WHEREOF, the said EGAN, FICKETT FT. PIERCE, INC.,
has caused the execution of these presents by its proper officers
and its ~rporate seal to be affixed, attested by its Secretary,
