between CENTER WEST ASSOCIATES, a F orida General Partnership, ~
of the County of St. Lucie and State of Florida, "Grantor", 1Q•
and SUNWAY FINANCIAL SERVICES, INC., a Texas corporation, -
whose post office address is 291 South Court Street, Thunderbay,
Ontario, Canada, "Grantee". ~
WITNESSETH: ~
That said Grantor, for and in consideration of the sum of
Ten and No/100 ($10.00) Dollars, and other good and valuable
considerations to said Grantor in hand paid by said Grantee,
the receipt whereof is hereby acknowledged, has granted, bar-
gained and sold to the said Grantee, and Grantee's successors
and assigns forever, that certain parcel of land situate, lying
and being. in Martin County, Florida, more particularly described
as follows:

SUBDIVISION, according to the Plat thereof on file ~
in Plat Book 9, Page 77, of the Public Records of
St. Lucie County, Florida.
TOGETHER WITH all right, title and interest, if any, of Grantor
in any land lying in the bed of any street or highway, opened
I or proposed, in front of or adjoining the above-described real- •

Subject to all matters shown on Exhibit "A" attached hereto and
made a part hereof by reference; and

Subject to that certain First Florida Mortgage and Security
'Agreement from Center West Associates, a Florida General
Partnership, as mortgagor, in favor of The Royal Bank of ~
Canada, a Canadian~Chartered Bank, as mortgagee, dated July 6,
' 1979 and recorded in Official Records Book 312, page 2712 through
2731, Public Records of St. Lucie County, Florida, securing the
original principal sum of $800,000.00; and
Subject to that certain Second .Florida Mortgage and Security
Agreement from Center West Associates, a Florida General
g Partnership, in favor of The Royal Bank of Canada, a -Canadian
Chartered Bank, dated July 6, 1979 and recorded in Official Records
` Book 312, Page 2732 through 2751, Public Records of St. Lucie
County, Florida, securing the original principal sum of $200,000.00.
t It is the intention of the Grantor and Grantee that this deed
shall vest in Grantee fifty (50$) percent interest in the fee
' simple title to the real property described above, subject, however,
