WARRANTY DEED

corporation "Grantor", and HEROLA INC. a Florida corporation, O~•
whose post office address is 323 Sillsdale Crescent, Thunder
Bay, Ontario, Canada P7C 1S7, "Grantee"; Q
WITNESSETH: `
That said Grantor, for and in consideration of the sum of
Ten•and No/100 ($10.00) Dollars, and other good and valuable I
considerations to said Grantor in hand paid by said Grantee,
the receipt whereof is hereby acknowledged, has granted,
bargained and sold to the said Grantee, and Grantee's
successors and assigns forever, an undivided twenty-five
percent (25$) interest in and to that certain parcel of land ;
situate, lying and being in St. Lucie County, Florida, more E
particularly described as follows:

The North 262 feet of the East 400 feet of Lot 183,
MARAVILLA GARDENS, UNIT THREE, according to the Plat
thereof recorded in Plat Book 6 at Page 62 of_ the Public
Records of St. Lucie County, Florida;. and
Lot 1, and the East 178 feet of Lot. 2, SOUTH DIXIE
SUBDIVISION, according to he Plat thereof on file in Plat
Book 9 at Page 77 of the Public Records of St. Lucie
County, Florida;
TOGETHER WITH any and all improvements therein; and

TOGETHER WITH all right, title, and interest, if, any, of }
Grantor in any land lying in the bed of any street or highway,
opened or proposed, in front of or adjoining the above
described real property.
f Subject to all matters shown on Exhibit "A" attached hereto and
made a part hereof by reference; and
Subject to taxes for 1979 and subsequent years; and
Subject to that certain First Florida Mortgage and Security
Agreement between Center West Associates, a partnership, as F
Mortgagor, and The Royal Bank of Canada, a Canadian Chartered
Bank, as Mortgagee, dated July 6, 1979, recorded in Official `
Records Book 312, Page 2712, Public Records of St. Lucie
County, Florida, securing the original principal sum of

? Subject to that certain Second Florida Mortgage and Security
Agreement between Center West Associates, a partnership, as
Mortgagor., and The Royal Bank of Canada, a Canadian Chartered
Bank, as Mortgagee, dated July 6, 1979, recorded in Official
Records Book 312, Page 2732, Public Records of St. Lucie
County, Florida, securing the original principal sum of
$200,000.00.
