1. First Florida Mortgage and Security Agreement given by
CENTER WEST ASSOCIATES, a Florida general partnership,
as Mortgagor, in favor of THE ROYAL BUNK OF CANADA, a
Canadian chartered bank, as Mortgagee, in the original
principal sum of $800,000.00, dated July 6, 1979, and
recorded in Official Records Book 312 at Page 2712 of
the Public Records of St. Lucie County, Florida;
2. Second Florida Mortgage and Security Agreement given by
CENTER WEST ASSOCIATES, a Florida general partnership,
as Mortgagor, in favor of THE ROYAL BANK OF CANADA, a
Canadian chartered bank, as Mortgagee, in the original
principal sum of $200,000.00, dated July 6, 1979, and
- recorded in Official Records Book 312 at Page 2732 of
the Public Records of St. Lucie County, Florida;
3. Subject to that certain right-of-way granted by Hattie
E. Chamberline to American Telephone & Telegraph Co.
on August 23, 1929, filed in Deed Book 81 at Page 155
of the Public Records of St. Lucie County, Florida on
September 4,.1929 granting the right to construct, oper-
ate and maintain lines of telephone and telegraph upon,
across, over or under the property, said rights of ease-
ment being fully defined by an instrument recorded in
Deed Book 195 at Page 501, dated November 17, 1954 and
filed November 26, 1954 in the Public Records of St.
Lucie County, Florida.
4. The North 150 feet of Lot 183, Maravilla Gardens, Unit
Three is specifically subject to a right-of-way grant-
ed by Lyle McGlenn to the County of St. Lucie on March
14, 1946 and filed on April 6,-1946 in Deed Book 123
at Page 463 of the Public Records of St. Lucie County,
Florida being a 42 foot wide right-of-way running North
and South, said West side of the 42 feet being the East
right-of-way line of State Road-4 at that date. The -
same right-of-way for the 42 foot wide strip running
north and South was confirmed and granted again by Otto
Spath to St. Lucie County in an instrument dated Decem-
' ber 11, 1951 and filed December 27, 1951 in Deed Book
169 at Page 453 of the Public Records of St. Lucie
County, Florida;
5. Subject to that certain utility easement granted~by
~ Center ~rTest Associates, a Florida general partnership,
in favor of the Fort Pierce Utilities Authority, dated
April 18, 1979 and filed April 27, 1979 in Official
Records Book 307 at Page 2328 of the Public Records of
€ St. Lucie County, Florida;

6. UCC-1 Financing Statement executed by Center West As-
sociates, a Florida general partnership, as Debtor, in
favor of The Royal Bank of Canada, as Secured Party
recorded July 18, 1979 in Official Records Book 312 at
Page 2768 of the Public Records of St. Lucie County,
Florida, and as corrected in Official Records Book 315
at Page 1567 of the Public Records of St. Lucie County,
Florida;
