upon the above described real estate nor make any structural
changes in any of the improvements now located thereon without
the consent of the Seller .first had and obtained in writing
indicating their consent to such removal or structural changes-. ~
The Purchaser further ac*rees that any improvements made on said

premises shall be fully paid for immediately upon contracting -
for the same, and Purchaser further agrees that he will not
permit any mechanic's liens or any other kind of lien to be
filed against said premises. It is further agreed between
the parties hereto that any improvements made by the Purchaser
on said real estate shall be a part of the real estate and
not subject to be removed therefrom.
- It is agreed and understood between the parties hereto that
the general real estate taxes for 1978 shall be paid by the
` Seller and that the general real estate taxes for the year 1979
shall be prorated using as a basis f_or such proration the latest
available tax figure, Seller paying said prorated taxes from
' January 1, 1979 to February 28, 1979, and the Purchaser paying

said prorated taxes for the balance of the year 1979 and all

subsequent years. 3
~ Possession shall be given to the Purchaser by the Seller
on the date of these presents.

~ Purchaser agrees to pay for all water, electric current,
gas, and other utilities used by him in and about the above
described premises durinq_ the tent of this Aoreer~ent.
G Purchaser further agrees to pay all monthly assessments
~ and condominium charges assessed against the property beGinning
with the date of these presents.
