It is further agreed between the parties hereto that in the
event the Purchaser shall fail to make the payments or any part
thereof, or shall fail to perform any of the covenants on his
part required to be performed by him, and any such failure or
default shall continue for a period of Thirty (30) days after
II ~ notice in writing shall be given by the Seller to the Purchaser, ~
~ then this contract shall, at the option of the Seller, be
~ forfeited and determined and shall, upon the expiration of said
Sixty (60) day period, become null and void without any notice
or act by the Seller, and the Purchaser shall forfeit all
payrents theretofore made under this Agreement and such payments
~ shall be retained .by the Seller in full satisfaction and in
liquidation of all damages sustained, and the Purchaser shall
~ immediately thereupon give and surrender up to the Seller
without demand, peaceful possession of said real estate in as

that in the event the Purchaser fails, neglects or refuses to
surrender up such possession, the Seller shall have the right
