In the County of St. Lucie, State of Florida, to wit:
From a concrete monument at the East right of way line of the Florida
East Coast Railway and the North line of-the North half of the South
half of the South half of Government Lot 2, Section 12, Township 36
South, Range 40 East, run Easterly 774.09 feet to a point; thence
through a deflection to the left of 40 OU' run 55.0 feet to a concrete
monument at the West right of way line of Indian River Drive; thence
through a deflection to. the left of 1100 53' run Northwesterly along
said right of way a distance of 65.3 feet to a concrete monument and
tie point of beginning; thence through a deflection to the left of
650 07' run 250 feet to a concrete monument; thence through a
deflection to the right of 650 07' rui, 106.47 feet to a concrete
monument; thence through a deflection to the right of 114° 53' run
325 feet more or less to the West shore of the Indian River; thence
run Southeasterly meandering the said shore line 106.47 feet more
or less to a point due East of point of beginning; thence turn and
run West to point of point of beginning. Together with riparian
rights.
EXCEPTING THEREFROM rights of way for Indian River Drive.

:bgether with all the land lying between the Florida East Coast
Rail Road on the West and Parcel '_~lo. 1 on the East bounded on the
North by the Western extension of the North line of Parcel No. 1
and bounded on the South by the Western extension of the South
line of Parcel No. 1.
SUBJECT TO:
1. Easements, restrictions and reservations of record.
2. First mortgage from David K. Maltby and Nancy K. Wolf to
First Federal Savings and Loan Association of Martin
County dated Jan. 5; 197'8 and recorded in Official
t Record Book 28f~ at pages 14, 16 & 18 of the
Official Records Books of St. Lucie County in the original
principal amount of $40,000.00
