HomeMy WebLinkAbout1313 • TWENTY-FOURTH: Lessee shall have the exclusive option of renewing this lease
for an additional period of Five (5) years from December 31, 1984 upon the same
terms and conditions , except that rent shall be S3300.00 per month, and shall
exercise said option by written notice to lessor given at least Sixty(60) days
prior•to the expiration date of this lease.
TWENTY-FIFTH: It is agreed between the parties that upon the termination of
this lease notwithstanding any other provision hereof, Lessee shall, have the right
to remove all of its fixtures and equipaent that it will reasonably repair any
damage to the structure which will result from said removal.
I TWENTY-SIXTH: In consideration of this-lease and the sum of ten ($10.00)
Dollars and other good and valuable considerations, Lessor hereby grants to Lessee
the exclusive option to purchase the property described herein according to the
terms and conditions of the Deposit Receipt and Contract for Sale and Purchase
marked Exhibit A and attached hereto on the following additional terms:
a. This option must be exercised in writing prior to July 1, 1983.
b. The total purchase price for said property shall be S328,757.00.
c. A certified or cashier's check for the 10$ deposit payable to the Lessor
or evidence of deposit as set forth in the Deposit Receipt Agreement shal
accompany said notice.
d. It is understood that an amount equal to 20$ of all rents paid by Lessee
from January 1st, 1980 to date of closing shall be credited against the
purchase price of the property set forth herein.
e. The option to purchase is as to all of the property covered in the
lease except the westerly 110 feet thereof which shall be retained
by Lessor.
f. The Deposit Receipt and Contract of Purchase attached hereto shall
govern the terms of the sale.
• TWENTY-SEVENTH: Lessee agrees that it will pay the taxes assessed against
the property during the term of the lease, it being understood that the taxes duri
the first and last year will be prorated for the period of time that Lessee is in
possession.
TWENTY-EIGHTH: Notwithstanding any other provision of this lease, Lessee
shall have fifteen (15) days from receipt of written notice of default from Lessor
within which to correct said default.
