THIS MORTGAGE DEED, made and executed the 12th day of November , 19?~,
CHARLES G. NELSON CHARLES S. NELSON and TIMOTHY A. NELSON

hereinafter called the Mortgagor, which term shall include the heirs, representatives, successors and assigns of the said Mort~em
and shall denote the singular and/or plural, and the masculine and/or feminine and natural and/or utificialpersonswhereverthe
context so requites or admits, to: FIRST NATIONAL BANK OF FORT PIERCE , a federal
banking corporation, whose address is: 300 South Sixth Street,
Fort Pierce, Florida,
hereinafter called the Mortgagee, which term shall include the representatives, successors and auigns of the said Mortgagee wher-
ever the context so requires or admits.
WITNESSETH: That for diverse good and valuable considerations, and also in consideration of the aggregate sum named in
the promissory note of even date herewith hereinafter described and all future promissory notes which may be secured by this
Mortgage, the said Mortgagor does hereby grant, bargain, sell, alien, remise, convey arrd confum unto the said Mortgagee, its
succcssonand assigns, all the land of which the said Mortgagor is now seized and possessed and in actual possession, situate in
the County of St . Ll]Cleand State of Florida. described as toUows:
The West 310 feet of the North 153.43 feet of Tract
166, MARAVILLA GARDENS, UNIT 3, according to the
plat thereof recorded in Plat Book 6, Page 62, of
the Public Records of St. Lucie County, Florida,
abutting Wagner Place on the North, abutting
Oleander Avenue on the West, and abutting on the
South the Florida East Coast Railway Spur Track
right-of-way conveyed by instrument filed in Deed
Book 193, page 165, of the Public Records of St.
Lucie County, Florida.
THIS IS A PURCHASE MONEY FIRST MORTGAGE.

` Together with all and singular the tenements, hereditamenis, easements and appurtenances thereunto belonging, or in any-
wise appertaining, and the rents, issues, and profits thereof, and also all the estate, right, title, interest and all claims and demands
whatsoever, as well en law as in equity, of said Rortgagor in and to the came, and every part and parcel thereof, and also specif-
I! tally but not by way of limitation, all gas and electric fixtures, radiators, heaters, water pumps, air conditioning equipment,
machinery, boilers, ranges, elevators and motors, bath tubs, sinks, water closets, water basins, pipes, faucets, and other plumbing
and heating fixtures, mantels, refrigerating plants acrd ice boxes, window screens, screen doors, Door covering, catpetirtg, tik,and
drapery fixtures, venetian blinds, cornices, storm shutters and awnings, which are now or may hereafter pertain to be used with,
in or on uid premises, even though they be detacfit:d or detachable, are and shall be deemed to be fixtures and accessories to the
freehold and a part of the realty; and also such personal property as may be specifically described above or listed hereafter on
attached exhibits. The lien or security interest in and to all sudr fixtures and accessories is hereby created and perfected b}• this
mortgage deed.
TO HAVE AND TO HOLD the same, together with all and singular the tenements, hereditaments and appurtenances there-
unto belonging or in anywiu appertaining and the reversion and reversions, remainder and remainders, rents, issues and profits
thereof and also all the estate, right, title, interest, property, entry, possession, claim and denund whatsoever as well in laws as in
equity of the said Mortgagor in and to the same and every part and parcel thereof unto the said Mortgagee, and its representatives.

And said Mortgagor, [or himsell, and his heirs, legal representatives, successors and assigns, hereby convenants that said
Mortgagee, its legal representatives, successors and assigns may at all times peaceably and quietly enter upon, hold, occupy and
enjoy said land acrd every put thereof; that said land is free from all encumbrances; that said Mortgagor, his heirs, Icgal repre-
sentatives, successors and assigns, will make such further assurances to perfect the fee simple: title to said land in said Aiortgagce,
its legal representatives, successors and assigns, as may reasonably be requirtxi;and that said Mortgagor does hereby fully warrant
1 the title to said land and every part thereof and will defend the same against the lawful claims of all persons whomsoever.
~ Rovided always, the conditions of this mortgage ate such that if the Mortgagor shall well and truly pay unto the Mortgagee
the indebtedness evidenced by that certain promissory note of even date herewith, made by the Mortgagor and payable to the
Mort~gce of which the attached specimen in words and figures is a true copy to-wit:
