owner, whether one or more persons or entities, of the fee
simple title to any lot in the Subdivision, but shall not
refer to or mean an}~ mortgagee unless artd until such mort-
gagee has acquired title to such a lot pursuant to fore-
closure or any proceeding in lieu of foreclosure.
- (f) "Properties" shall mean and refer to that
certain real property hereinbefore described, and such
additions thereto as ma}' hereafter be brought within the
jurisdiction of the Association. -
(y) "Lot" shall mean and refer to and plot of -
land shown upon any recorded Subdivision map of the Properties.
ARTICLE III
CONVEYANCES MADE BY DEVELOPER OR OTHER.
CURRENT OWNERS OF RECORD
Whether or not provision therefore is specifically
stated in any conveyance made by the Developer or the other
current Owners of record of their respective lots in the
.Subdivision, the Owner or occupant of each such lot, by
acceptance of title thereto or by taking possession thereof,
covenants and agrees to all of the provisions of this
Declaration of Protective Covenants.
ARTICLE IV
USE RESTRICTIONS
1. No tents or temporary buildings shall be
erected upon said lots nor shall any trailers be placed
thereon without consent in writing from the Association
herein. No fences or hedges shall be over four (4) feet in
height with exception of rear lot line of all lots.

2. The plans of all buildings to be erected on
the lots shall be submitted in advance to the Association,
its successors, or assiyns, and its approval thereof obtained
in writing before any work on said build my shall start.
i The Association shall approve or disapprove such plans
within thirty (30) days after such plans have been submitted -
I to it. The plans of all buildings erected 1~rior to the
date of the recordation of this Declaration are deemed to
ha~~e been approves:.
3. Only one, one family residence, with minimum
of two thousand (2,000) square feet of living area, one
private garage, and one guest house shall be erected on any
one lot. Such a guest house, however, is restricted in size
that it may not exceed 25$ of the area of the main building
exclusive of attached garage, patios and porches. All
buildings to be set back from all streets"fifty (50) feet.

a. All homes shall have automatic irrigation
systems installed.
b. No trees shall be removed without prior
written permission from the Association.
No reasonable request will be denied.
c. All roofs shall have not less than a 4
and :2 pitch, and shall not be white or
gray file or asphalt shingles.
