HomeMy WebLinkAbout2311 t and amenities in the subdivision and in particular to ensure to all owners of parcels in the subdivision the availability of private roads and common recreational facilities and, to this end, desire to subject the real property in the sub- ' division to the covenants, restrictions, easements, charges ' and liens, hereinafter set forth, each and all of which is and are for the benefit of the property and each owner thereof; and WHEREAS, Developer and other currc'rit Owners of record have deemed it desirable to the accomplishment of the above purposes, to incorporate under the laws of the State ' of Florida, as a non-profit corporation, Vikings Landing Property Owners Association, Inc., for the purpose of assigning and delegating to it the duty and power of maintaining the roads and common facilities hereinafter provided for, and .administering and enforcing the covenants and restrictions anti collecting and disbursing the assessments and charges hereinafter created; NOW T1iEREFORE, the Developer declares that each lot owned by it in the subdivision described in Article I and the other current Owners of record declare that each lot owned by them res~~ectively in the subdivision described in Article I is and shall be held, transferred, sold, conveyed and occupied subject to the covenants, restrictions, easements, charges and liens (sometimes hereinafter referred to as "covenants and restrictions") hereinafter set forth all of which shall be deemed to run with the land. I ~ - ARTICLE I PROPERTY SUBJECT TO THIS DECLARATION F The real property which is, and shall be, held, transferred, sold, conveyed and occupied subject to this Declaration is located in the subdivision known as "Vikings Landing", Phase One, in St. Lucie County, Florida, as shown arc a subdivision Plat thereof recorded in Plat Book 18, Page i 7, of the Public !records of St. Lucie County, Florida. ~ ARTICLE II DF•.FINI'!'IONS ~ The following words when used in this Declaration or any Supplemental Declaration shall have the following ~ meanings: (a) "Association" shall mean and refer to The Vikings Landing Property Owners Association, Inc., a Florida ~ corporation not for profit. E ~ (b) "Developer" shall mean and refer to Victory Construction, Inc., a Florida Corporation, its successors f and assigns. (c) "Subdivision" shall mean and refer to the subdivision known as "Vikincls Landing", Phase One ~-rs shown an the Plat.
