state approved septic tank erected by the Owner, his heirs,
legal representatives, successors or assigns, and no cesspool,
earth closet or privy may be built on these lots, nor can
outside toilets be erected. All septic tanks are to be
located on the front portion of the Lots.
5. The said lots shall not be at any time
subdivided or sold, except as a whole, without the written
consent of the Association, its successors or assigns.
6. The Developer expressly reserves the right for
it, its successors or assigns to release by sealed instrument
any of the covenants, restrictions or limitations herein
contained in respect to any one or more of the lots or
parcels of land owned by it. The release of such restric-
• tions, covenants and limitations in respect to one or more
said parcels shall not tie effective to release, alter or
modify the restrictions, covenants and limitations ir~~posed
on any other lots.
7. All yrird lights shall be a 36 inch ma.~na ray
eduipped with a photo cell, and mounted at least 25 feet
from the ground level.
8. The restrictions provided for in this covenant
shall be real cov~~nant-s and shall run with the land anc:
subject to the above, shall be included in ~~11 future
contracts and deeds regarding said properties.
9. Said lots described shall not at any time be
subdivided or sold except as whole, but these restrictions
j shall not prevent an Owner, his heirs, legal representatives,
successors or assigns, from conveying any part of said real
estate hereby conve}led to owner or owners of lots adjoinin~I
real estate herein conveyed.
10. No trucks or commercial vehicles of any kind
~j shall be permitted to be parked in the subdivision for a
period of more than four hours unless same is present and
necessary in actual construction or repair of buildings on
land and no trucks or commercial vehicles shall be parked
overnight. No travel trailers, boats or boat trailers shall
be permitted to be parked for more than three days.
11. Simultaneously with the filing of this
Declaration, Developer has caused to be filed a deed instru-
! ment conveying Lot 25 of Vikings Landing, Phase One, to
j the Association for use as a parking compound for travel
i trailers, boats and trailer and motor homes, and such other
general purpose use as the Directors of the Association may

E determine from time to time.
` 12. Ito weeds, or other unsightly growths or
debris shall be permitted to grow or remain upon premises
` hereby conveyed, and no refuse pile or unsightly objects
shall b~ all~~wed t~ he placed or suffered to remain anywhere
thereon; and in the' event that an Owner herein .shall fail or
refuse to leech do^r.~i:~ed i~remises from underbrush or refuse
piles or other unsightly growths or objects, then Developer
or some other Owner of record, :::ay enter upon laic: premises
and remove sane and such entry shall not be deemed a trespass.
