of private roads and .common recreational facilities and, to
this end, desire to subject the real property in the sub-
division to the covenants, restrictions, easements, charges
and liens, hereinafter set forth, each and.all of~which is
and are for the benefit of the property and each owner
thereof; and
WHEREAS, Developer and other current Owners of
record have deemed it desirable to the accomplishment of the
above purposes, to incorporate under the laws of the State
of Florida, as a non-i~rofit corporation, Vikings Landing
Property Owners Association, Inc., for the purpose of assigning

roads and common facilities hereinafter E~rovided for, and
administering and enforcing the covenants and restrictions
and collecting and disbursing the assessments and charges
hereinafter created;
NOW TIiERF.FORE, the Developer declares that each
lot owned by it in the subdivision described in Article I
and the other current Owners of record declare that each lot
owned by them respectively in the subdivision described in
Article I is and shall be held, transferred, sold, conveyed
and occupiPC~ subject to the cotenants, restrictions, easements,
j charges and liens (sometimes hereinafter referred to as
"covenants and restrictions") hereinafter set forth all of
which shall be deemed to run with the land.
ARTICLE I
I; PROPERTY SUBJECT TO THIS DECLARATION
~ The real property which is, and shall be, held,
I transferred, sold, conveyed and occupied subject to this
Declaration is located in the subdivision known as "Vikings
Landing", Phase One, in St. Lucie County, Florida, as shown
in a subdivision Plat thereof recorded in Plat Book 18, Page
7, of the Public Records of St. Lucie County, Florida.
ARTICLE II
~ DEFINITIONS
The following words when used in this Declaration
( or any Supplemental Declara~.ion shall have the following
meanings:
(a) "Association" shall mean anc] refer to The
Vikings Landing Propert}~ Owners Association, Inc., a Florida
corporation not for profit.
s ~ (5) "Developer" shall mean and refer to Victory
( Construction, Inc., a Florida Corporation, its successors
and assigns:
f (c) "Sui~di~?ision" shall mean and refer to the
subdivision known as "Vikings Landing", Phase One as shown
on the Plat.
(d) "Plat" shall mean and refer to the Plat of _
Vikings Landing, Phase One recorded in Plat Book 18, Page 7,
of the Public Records of St. Lucie County, Florida.
