to all owners of parcels in the subdivision the availabilit;•
of private roads and common recrLational facilities and, to
this end, desire to subject the real property in the sub-
division to the covenants, restrictions, easements, charges
and liens, hereinafter set forth, each and all of which is
and are for the benefit of the property and each owner
thereof; and
WHEREAS, Developer and other current Owners of
record have deemed it desirable to the accomplishment of the
above purposes, to incorporate under the laws of the State
of Florida, as a non-profit corporation, Vikings Landing
Property Owners Association, Inc., for the purpose of assigning
and delegating to it the duty and power of maintaining the
roads and common facilities hereinafter provided for, and
administering and enforcing the covenants and restrictions
and collecting and disbursing the assessments and charges
hereinafter created;
NOW THEREFORE, the Developer declares that each
lot owned by it in the subdivision described in Article I
and the other currant Owners of record declare that each lot
owned by them respectively in the subdivision described in
Article I is and shall be held, transferred, sold, conveyed
and occupied subject to the covenants, restrictions, easements,
charges and liens (sometimes hereinafter referred to as
"covenants and restrictions") hereinafter se*_ forth all of

which shall be deemed to ru:~ with the lard.
ARTICLE I
PROPERTY SUBJECT TO THIS DECLr~RATION

The real property which is, and shall be, held,
~f transferred, sold, conveyed and occupied subject to this
i Declaration is located in the subdivision known as "Vikings
Landing", Phase One, in St. Lucie County, Florida, as shown
in a subdivision Plat thereof recorded in Plat Book 18, Page
7, of the Public Records of St. Lucie County, Florida.

' DEFINITIONS
The following words when used in this Declaration
~ or any Supplemental Declaration shall have the following
I meanings:
(a) "Association" shall mean and refer to The
E Vikings Landing Property Owners Association, Inc., a Florid:
~ corporation not for profit.
(b) "Developer" 5ha11 mean and refer to Victory,
Construe*_ion, Inc., Florida Corporation, i•~s successors

(c) "Sutxiivision" shall mean and refer to the
subdivision known as "';;kings I,andiny", Phcrse One as shown
on the Plat.
(d) "r~lat" shall mean and refer to the Plat of
Vikin~3s banding, Phase rune recorded in Plat Book 18, Page 7,
of the Public Records of St. Lucie County, Florida.
