state approved septic tank erected by the O~rner, his heirs,
legal representatives, successors or assigns, and no cesspool,
earth closet or privy may be built on these lots, nor corn
outside toilets be erected. All septic tanks am to be
located on the front Mortion of the i.ots.
S. The said lots shell not be at any time
subdivided or sold, excet.t as a whole, ithout the wr i ttcn
consent of the Association, its successors or assigns.
6. The Developer expressly reserves the right for
it, its successors or assigns to release by sealed instrument
any of the covenants, restrictions or limitations herein
contained in respect to any one or more of the lots or
parcels of land owned by it. The release of such restric-
tions, covenants and limitations in respect to one or more
said parcels shall not be effective to release, alter or
modify the restrictions, covenants and limitations imposed
on any other lots.
7-. All yard lights shall be a 36 inch magna ray
equipped with a photo cell, and mounted at least 25 feet
from the ground level.
8. The restrictions provided for in this covenant
shall be real covenants and shall run with the land and
subject to the above, shall be included in all future
contracts and deeds regarding said properties.
9. Said lots described shall not at any time be
subdivided or sold except as whole, but these restrictions
' .shall not prevent an Owner, his heirs, loyal representativ~•s,
successors or assigns, from conveying any part of said real
estate hereby conve}•ed to owner or o~ti~ners of lots adjoinitr~~
real estate herein conveyed.
10. No trucks or com.•;~ercial -vehicles of any kirul
shall be permitted ~o be parked in the subdivision for a
period of more than-four hours unless same is present and
necessary in actual construction or repair o~ t,uil•iinys can
• land and no trucks or commercial vehicles shall be parked
overnight. No travel trailers, boats or boat trailers shall
be permitted to be parked for more than three clays.
11. .Simultaneously with the filing of this
Declaration, Developer has caused to be filed a deed instru-
ment conveying Lot 25 of Vikings Landing, Phase One, to
the Association for use as a parking compound for travel
trailers, boats and trailer and motor homes, and such other
general purpose use as the Directors of the Association may;
determine from time to time.

12. No weeds, or other unsightly growths or
debris shall be permitted to grow or remain upon premises
hereby conveyed, and no refuse pile or unsightly objects
shall be allowed to be placed or suffered to remain anywhere
thereon; and in the event that an Owner herein shall fail or
refuse to keep demised premises from underbrush or refuse
piles or other unsi~lhtly growths or ohjects, then Developor
or same other owner of record, may enter upon said premises
and remove same and such entry shall not be deemed a trespass.
