LEGAL DESCRIPTION
From the Northwest corner of Government Lot 1, Section
33, Township 34 South,. Range 40 East, St. Lucie County,
Florida, run North 89°53' East along the North line of
said Gover><nnent Lot 1, 25.2 feet to the Easterly right
of way line for Florida East Coast Railway; thence run
South 20°43' East along said right of way line. 524.5 feet;
thence run East 400.78 feet for the point of beginning;
thence at right angles run North 67 feet; thence run East
149.50 feet; thence run South 9°30' East 67.84 feet to the
center line of St. Lucie Lane; thence West along the center
line of St. Lucie Lane to the Point of Beginning, less
the South 10 feet for road right of way.
Subject to and retaining, however, unto the Grantors,
their heirs, successors and assigns, a non-exclusive
easement over the Easterly 11 feet of the above-described
property for ingress and egress to other property.
The Grantors do further grant, bargain, sell, alien, remise,
release, convey and confirm unto the Grantees a non-exclusive
easement which shall be held in common with the Grantors,
their heirs, successors and assigns, for the purposes of ingress
and egress to this property and all other property adjoining
said easement, being more particularly described as follows:
A 22 foot easement for egress and ingress being 11 feet on each ~
side of the following described centerline: From the Northwest
corner of Government Lot 1, Section 33, Township 34 South,
Range 40 East, St. Lucie County, Florida, run North 89°53'
East along the North line of said Government Lot 1, 25.2 feet
to the easterly right of way line of Florida East Coast
Railway, thence. run South 20°43' East along said Easterly ~
right of way line 524.5 feet, thence run East 561.38 feet
to the point of beginning; thence on an angle of 80°30'
I as measured from West to North, run Northwesterly 96.11 feet
to the beginning of a curve concave to the Southwest, said curve
having a central angle of 80°30' and a radius of 55.34 feet,
thence run North and West along said curve 77.75 feet, thence
run West 90.27 feet to the end.
SUBJECT to easements, restrictions, reservations, and
covenants of record. _
