DECLARATION OF CONDOMINIUM
OF
PIONEER GROVE, a condominium
THIS DECLARATION OF CONDOMINIUM, made this JQ?~~" day of
December, 1979, by MILTON H. HATFIELD, as Trustee, hereinafter
referred to as "Declarant", for himself, his successors, heirs,
grantees, beneficiaries and assigns,
WHEREIN, Declarant make the following declarations:
1. PURPOSE. The purpose of this Declaration is to
submit the lands herein described and the buildings, trees and
improvements constructed on such lands to the condominium form
of ~r~nprahi n Anc3 use in the manner provided by Chapter 718,
Florida Stat~_tes (Bupps ?g79)s as amended, hereafter called the
Condominiwn Act.
1.1 Name and Address. The name by which this
condominium is to be identified is PIONEER GROVE, a
condominium, and its business address is 2900 Amerifirst
Building, 1 S. E. 3rd Avenue, Miami, Florida 33133•
1.2 The Land. The lands owned by Declarant which
are hereby submitted to the condominium form of ownership are
the following described lands lying in St. Lucie County,
Florida:
That certain 75.456 acre + tract more particularly
described as follows:
Lots 2, 3, 6, 7 and the West one-half (1/2)
of Lots 1, 4, 5, 8, 10, 11, 14 and 15 in
Block 3 of McNurlen Farms, according to the
Plat thereof as recorded in Plat Book 4,
Page 56, of the Public Records of St. Lucie
County, Florida.
which property is hereafter called "the Land."
2. DEFINITIONS. The terms used in this Declaration and
in its exhibits shall have the meanings stated in the
Condominium Act and as follows, unless the context otherwise
requires:
2.1 Unit means a unit as defined by the Condominium
Act.
2.2 Unit Owner means unit owner as defined by the
Condominium Act.
2.3 Assessment means a share of the funds required
for the payment of common expenses which, from time to time,
are assessed against the unit owner.
2.4 Association means Pioneer Grove Condominium
Association, Inc., and its successors.
2.5 By-Laws means the By-Laws of the Association
specified above, as they exist from time to time.
