b. An easement for ingress and egress is i
reserved through the condominium property for all unit
owners•sufficient to afford each unit owner unrestrained
access to his unit where such access is necessary to allow
said unit owner to follow such citrus caretaking
procedures as.are consistent with good husbandry practices
generally recognized, accepted and in use for citrus
groves located in the vicinity of the land, including but
not limited to, cultivating, spraying, dusting, pruning,
fertilizing, harvesting, pitching, irrigating and
protecting trees and crops against damage by freeze,
drought, or fire.
3.3 Common Elements. The common elements include
all interests in irrigation water mains, rights to existing
water supplies, irrigation wells and water supplies located on
or under the land, rights to drain the-land, pipes and
i rrigation equipment including but not limited to pumps,.
motors and transformers, as described in Exhibit "C" hereto
attached and all other parts of the condominium not witYiifi the ~
units. All parcel unit owners shall have a nonexclusive
easement for ingress and egress between the condominium
property and public ways over such streets, pathways, roads and
other rights-of-way serving the condominium as part of the
common elements.
4.1 Appurtenances ;to Units. The owner of each unit
shall own a share and certain interest in the condominium
property, which share and interest are appurtenant to his unit,
including but not limited to the following items:
a. Common Elements and Common Surplus. The
unit owners' percentage owners ip in the common elements
and common surplus is set forth in Exhibit "D" hereto
attached. ~ ~
b. Association Shares. Each unit owner shall
own a designated number of shares in~the Association as
appurtenant to his unit. The identity of the unit and the
number of shares attributable thereto are set forth in
Exhibit "E" hereto attached and made a part hereof.

4.2 Liability for Common Expenses. Each unit owner
~ shall be liable for a proportionate share of the common
expenses, such share being the same as the undivided share in
the common elements appurtenant to his unit.
5. COMMON ELEMENTS. The maintenance and operation of
the common elements shall be the responsibility of the
Association and a common expense.
6. ASSESSMENTS. The making and collection of
assessments against unit owners for common expenses shall be
~ pursuant to the By-Laws and subject to the following t

6.1 Share of Common Expense. Each unit owner shall t

be liable for a proportionate share of the common expenses, and
shall share in the common surplus, such shares being the same
as the undivided share in the common elements appurtenant to
~ the units owned by him. The common expenses shall include but
not be limited to those items identified in Paragraph 2.7 of
this Declaration of Condominium.

6.2 Lien for Unpaid Assessments. The Association
3 shall have a lien on each unit for any unpaid assessments,
