PIKE, whose postoffice address is P. O. Box 124, •y'' Vero Beach, FL 32960, hereinafter called the grantee: (Wherever ~7 used herein, the terms "grantor" and "grantee" include all the parties to this instrument, the heirs, legal representatives and assigns of individuals, and the successors and assigns of corporations.) W I T N E S S E T H That the grantor, for and in consideration of the sum of $10.00 and other valuable considerations, receipt whereof is hereby acknowledged, hereby grants, bargains, sells, aliens, remises, releases, conveys and confirms unto the grantee all that certain land situate in St. Lucie County, Florida, viz: The SE 1/4 of the NE 1/4; the NE 1/4 of the SE 1/4; and that part of the SE 1/4 of the SE 1/4 lying North of the following described line: - Begin 30 feet East of the SW corner of Section 32; thence run NE along the centerline of canal to a point 66 feet North of the SE corner of said Section 32; All lying and being in Section 32, Township 36 South, Range 38 East, St. Lucie County, Florida, and containing 118.51 acres, more or less. This conveyance.is together with and subject to the nonexclusive easements for roads and canals heretofore granted or reserved by W. W. Carlton over and upon the lands described by instruments appearing among the public records of St. Lucie County, Florida as follows: O.R. Book 12, page 513; O.R. Book 12, page 522; `~J~, O.R. Book 12, page 534; and O.R. Book 36, page 132. _ _~'S%. Also specifically granted hereby is a nonexclusive easement for ' ~ <~;T roads and canals over and upon the lands described, for the ~D~ purposes provided, and subject to the terms and conditions all ~ - as more fully set forth in that certain grant of easement for roads and canals from W. W. Carlton and Annie G. Carlton, his_ ~ wife, to Leo Groves, Inc. dated January 30, 1962, recorded in ~ , r- O.R. Book 28, pages 633 through 639 inclusive of the public records of St. Lucie County, Florida. s - - TOGETHER WITH all the tenements, hereditaments and appurtenances thereto belonging or in anywise appertaining. TO HAVE AND TO HOLD the same in fee simple forever. AND the ,grantor hereby covenants with said grantee that the grantor is lawfully seized of said land in fee simple; that the grantor has good right and lawful authority to sell and convey said land; that the grantor hereby fully warrants the title to said land and will defend the same against the lawful claims of all persons whomsoever; and that said land is free of all encumbrances, except taxes accruing subsequent to December 31, 19 79 .
