In the event this mortgage is subordinate to any other lien of any kind, the Mortgagee, at its option, may, in case of default in the performance of any covenant or agreement in the prior mortgage or in case of default in the payment of any indebtedness secured by any other prior lion when due, declare the entire indebtedness secured by this mortgage immediately due and payable or the Mortgagee may perform any such defaulted covenant or agreement to such extent as the Mortgagee may determine or pay any part of the indebtedness which is in default with resultant right of subrogation, and the Mortgagee shall have a lien for any sums so paid plus interest on said sums ~t the rate of 1096 per annum from the date expended until paid, and the Mortgagee shall have all the powers of acceleration of the entire indebtedness, including the amount so advanced and sale of the mortgage property should Mortgagor fail to promptly repay any money su advanced or expended by the Mortgagee. This mortgage may be assigned by the Mortgagee without the consent or notice to the Mortgagor and when so assigned, the assignee shall have all the rights and privileges given to the Mortgagee by the provisions of this mortgage and the note secured hereby. This mortgage is in addition to any other lien or security heretofore or hereafter given or obtained by the Mortgagee and is not in ' satisfaction or in lieu of any other lien or security. In this mortgage, whenever the context so requires, the masculine gender includes the feminine and or neuter, and the singular includes the plural. The term "Mortgagor" shall include the heirs,- devisees, legatees, successors, administrators and executors of all 41o~tgagors. - Mortgagor agrees not to further encumber the mortgaged property without the p tr or written consent of Mortgagee.
