10. That the Mortgagors will give immediate notke by mail to the Mortgagee of any conveyance, transfer or change of
ownership of the promises.
11. That no waiver of any covenant herNn or of the obligatbn secured hereby shall at any time theroafter bs held to bs
a waiver of the terms hereof or of the note securod heroby.
12. That ii the Mortgagors deiauR in arty of the covenants or agreements contained heroin, or to said note then the
Mortgagee may perform the same. and all expendituros (including roasonsble attorney's fees) made by the Mortgagee in so doing
shall draw interost at the rots of eight percentum (8°~(~) per annum. and shall be repayable immediatey and without demand by
the Mortgagors to the Mortgagee. and. together with interest and costs accruing thereon. shall bs secured by this mortgage.
13. That the mailing of a written notice or demand addrossed to the owner of rocord of the mortgaged promises, or directed
to the said owner at the Iast addross actually tumished to the Mortgagee. or directed to said owner at said mortgaged promises.
and mailed in the United States mails, shall be sufikient notice and demand in any case arising under this instrument and ro-
quired by the provisions hereof or by Isw.
14. This Mortgage shall securo not ony existing indebtedness, but also such futuro advances, whether such advances aro
obligatory or to bs made at the optbn of the Mortgagee, or otherwise. as aro made within twenty (20) years from the date hero-
of, to the same extent as if such futuro adwnces wero made on the date of the executbn of this mortgage. but such securod
indebtedness shall noR exceed at any time the maximum principal amount of s 74,00 • ~ . plus interost, and any
disbursements made for the payment of taxes, levies or Insurance, on the property covered by the lien of this mortgage. with in-
terest on such disbursements.
The covenants heroin contained shall bind, and the benefits and advantages shall inuro to. the rospsctiw heirs, executors.
administrators and assigns of the parties heroto. Whenever used. the singular number shall include the plural, the plural the singu-
lar. and the use of any gender shall include all genders.
