To HAVE AND To HOLD the said described lot of ground and premises to the said
parties of the second part for life with full powers of dispPosition, that
is to mortgage, lease or sell or dispose of in any manner whatsoever
as if this Deed had never been made, but as to that portion of the ~

And the said part i es of the first part hereby covenant that they have not done or
suffered to be done any act, matter or thing whatsoever, to encumber the property hereby conveyed;
