Purchaser, by acceptance and t~xecution o.f this Receipt, acknowledges s
that this purchase of a condominirun rmrit at (Xai11N VILLAGIi OF liltl'CIIIN.S(Nl ISLAND
is subject in every inspect to the lk~claration of Condominium as to the condominium
in which his unit is located and Exhibits attached thereto, including but not
_ limited to (whether the same are attached to the Declaration of referred to
therein), the By-laws of the Association Articles of Incorporation, the Rules and !
Regulations, copy of prrjcctcd operating budget, copy of sales brochure and floor
plan of apartment purchased by Purchaser, and all Mrendnrents to the aforesaid De-
claration and Exhibits and the Articles of Incorporation, 13y-Laws and Declaration
of Covenants acrd Restrictions of the,I'roperty Owner's Association; and Rrrchaser
further aclvrowledges receipt of and mading and examination of said Declaration, its
Exhibits, and budget, sales brochure anti floor plan, and aclrno?vledges that each and
every provision of the foregoing is essential to the sucessful operation and mvrage-
ment of the Condominium property and is in tlrc best interests and for the benefit of
all the owners therein. Purchaser and all owners of parcels in the aforedescribed
Condominium covenant acid agree to abide by each and every provision of said I>eclar-
ation of Condominium and Exhibits attached thereto. Rrrchaser hereby ratifies and
confirms and approves all of the terms and provisions of said Dkclaration of Condo-
minium and Fxhibits attached thereto, arul agrees that the assessment ~uuler the
Property OKvners' Association documents referred to above and the provisions thereof
are resonable, fair and equitable, and said Purchaser aclmorvledges and confirms
that the Declaration of Covenants and Restrictions of t}re Property O?vners' Association
has encumbered and impressed a lien upon the Condominium parcel being conveyed to
Purchaser, as security for his obligations under the said Declaration of Covenants
and Restrictions of t)re Property Owners' Association and said Purchaser assrmres the
obligations as to the Property Oti+~ners' Association as to his condominirun parcel.
Rrrchaser confirms that all warranties, r-epr•esentatiorrs and inducements, if any, are
as contained in the aforesaid Declaration of Condominium vrd Exhibits attached there-
to, and the common expenses and the scans due carder tare Property O~.~rrer's Association
and other charges .arc estimated only. No rvarraurty or guaranty is made or intended
mar may one be relied except where the scone is specifically warranted or guaranteed
in said Declaration of Condominium and the Exhibits attached thereto.
