to JAMES M. HUNLEY, as to an undivided 50 per cent interest;
H. F. JEFFERSON, as to an undivided 12-1/2 per cent interest;
LYNN L. LOCKWOOD, as to an undivided 25 per cent interest, and
JOHN McMAHON as to an undivided 12-1/2 per cent interest, all 1``~
as tenants in common with no right of survivorship, whose postoff ice
address is P. O. Box 6388, Vero Beach, FL 32960, hereinafter
called the grantee: (Wherever used herein, the terms "grantor"
and "grantee" include all the parties to this instrument, the .p
heirs, legal representatives and assigns of individuals, and
the successors and assigns of corporations.)
W I T N E S S E T H
That the grantor, for and in consideration of the sum
of $10.00 and other valuable considerations, receipt whereof
is hereby acknowledged, hereby grants, bargains, sells, aliens,
remises, releases, conveys and confirms unto the grantee all
that certain land situate in St. Lucie County, Florida, viz:
Starting from a point 123 feet East of the centerline
of U.S. Highway No. 1 on the South right of way boundary ~
of Savannah Road (also referred to as Water Plant Road);
thence go South 200 feet along the East right of way
line of that certain right of way owned by the Board s
of County Commissioners of St. Lucie County lying 83 ~
feet East of the East right of way for U.S. Highway
' ` " No. 1 for a point of beginning; thence go South 169
~ feet, more or less (to the existing parcel presently '

being operated as a gas station), to establish the Southwest
. corner of the property; thence from the Southwest corner
go East on a line which is parallel to the South right
~ of way line of Savannah Road (and which is also along
• the North boundary of said gas station property) for

~ North on a line_parallel to the East right of way line

+ in the City of Fort Pierce, County of St. Lucie, State
of Florida, in Section 22; Township 35 South, Range

~ TOGETHER WITH the tenement s. and appurtenances thereunto
belonging and together with all easement rights over -
and upon the property lying between the above described
tract and U.S. Highway No. 1 (State Road No. 5) by virtue
of that certain easement from the City of Fort Pierce
recorded in O.R. Book 85, page 576, public records of
St. Lucie County, Florida. _
SUBJECT TO that certain mortgage from the grantor herein
to Florida Bank at Fort Pierce, dated November 17, 197.8,
recorded in O.R. Book 298, page 723, public records of
St. Lucie County, securing an indebtedness in the origi-
nal principal sum of $91,000, the unrepaid balance of which,
• amounting to $88,238.29, the grantees hereof assume and -
agree to pay._
The grantor covenants with the grantee that the above
~ described property is commercial real property and is not now r
nor has it ever been the homestead of the grantor.
