_ WITNE-SSETH:
That Grantor, for and in consideration of the sum of T£N 010.003
DOLLARS and other good and t~luable consideration paid by Grantee, the
receipt of which is hereby acknowledged, has granted, bargained, and sold to ~ i

add the aforesaid Phase to the Condominium (if such

Gra~itee, by acceptance hereof, and- by agreement with Granter hereby ~
expressly assumes and agrees to be bound by and to. comply with all of the
covenants, Leans, oanditions and provisions set forth and contained in the f
aforedescribed-Declaration of Condominium, including, but not limi*..ed to, the
obligation to make payment. of assessments for the maintenance and operation
of the Condominium which may be• levied against the above described Apart-
ment. Grantee expressly acknowledges the existence "of a Settlement Stipula-
tion and Agreement for and Grant of Easements and Other Rights (the "Settle-
ment Stipulation") and a Dedaration of Protective Covenants and Restrictions
- (the "Protert[ve Covenants"), as hereinafter set: forth. The Settlement Stipu-
lotion provides for this Condominium to be served by certain fadlities of High
-Point of Fort Pierce Condominium Section 1 and the Protective Covenants
provides for certain land use covenants upon the land areas described therein
{including, but not limited t,.a, portions of the land areas included within this ~
Condominium) and prnvtdes for certain drainage easements and other ease-
. menu and rights including, but not limited to, the "Roadway Easement", ~
"Sewage System Rights" , "Water System Rights" . and "Future Development'
Property Drainage Easement", all as are more particularly described therein, #
a4 in addition to the other matters set forth in the Settlement Stipulation and
Protective Covenants, which other matters include, but are not limited to; the -
obligation to pay certain "Assessments" as are respectively set forth in the
Settlement Stipulation and .Protective Covenants . Grantee expressly acknowl- _
Edges and assumes the obligation to -pay the amounts assessed .against the
Apartment under both the Settlement Stipulation and Prote~ve covenants and
acknowledges that "Assessments" under both the Settlement Stipulation and
Protective Covenants against all properties now or herlafter included within }
