future indabtedness.or liability due or to become due Mortgagee by

covenants and conditions herein contained, and also for and in consider-
ation of the sum of ONE DOLLAR ($1.00) paid by Mortgagee to Mortgagor,

wise appertaining, including specifically and not by way of limitation,
all water, riparian, irritation and drainage rights, and-oil,
gas and mineral rights and royalties; anc3 together with all judgments,

Mortgagor does further mortgage, transfer, set over, assign,
and pledge unto Mortgagee all crops raw ga-owing and hereafter
- grown on the Mortgaged Premises, hereby giving and granting unto- -
