fire or other oasualty all improvements now on the property and
improvements that may hereafter be built thereon in an amount not
less_ than $46,500.00. Ali premiums an such policy shall be paid
by the Sellers.
7. Sellers obligations to pay taxes and insurance
on the property shall be for such period of time not to exceed
two (2) years, during which time they shall be receiving the
monthly sum of POUR HUNDRED AND NO/100 ($400.00) DOLLARS as set
forth in Paragraph 4-C hereof, and shall terminate sooner upon
Buyers .completion:of the payment of-the purchase price as herein
required.
8. Seliers~ have obtained or shall obtain prior to
- the closing hereof an Abstract of Title certified to at least the
date of this Agreement and shall pay the cost-thereof, said
Abstract showing good and merchantible title, subject only to
this contract, taxes and assessments not yet due and payable and
such easements, restrictions, reservations and Qther related
.items _ so as not to interfere with the intended use of the
property. by the Buyers. Said l~bstract shall be delivered to
Buyers on its issuance and shall be accepted by -them as evidence
of Sellers'-title to the property as hereinabove described.
- 9. Title in the aforesaid realty shall be and is
reserved to the Sellers, their heirs, executors, administrators,
su~ccessurs and assigns until full performance by the Buyers as
required hereunder. Upon full performance by the- Buyers, the
Sellers shall deliver to the Buyers a fee simple title to said- -
realty, by statutory Warranty Deed, -free and clear Qf all .liens

and encumbrances, except for zoning and other governmental
regulations and such restrictions, easements and reservations as
may appear of record in the Abstract of Title being delivered_to i
the Buyers prior to .the closing hereof . _
10. Time is of the essence of this Agreement. In
the event Buyers fail to make any payments required by the terms
