Grantee, by acceptance hereof, and by agreement .with Grantor hereby
expressly assumes and agrees to be bound by and to canply with all• of the -
covenants, terms, conditions and provisions- set forth and contained in the .
aforedescribed Declaration of Condominium, including, but not limited Lo, the
abllgation to make payment of assessments for the maintenance and operation - t
of the Condominium which may be levied against the above described Apart
went. Grantee expressly acknowledges the -e~dsLence -of a Settlement Stipula-
tion and Agreement for and Grant of Easements and -Other Rights (the "Settle-
meni Stipulation") and a Declaration of Protective Covenants and- Restrictions
(the "Protective Cove*~ants"), as hereinafter set forth. -The Settlement Stipu--
lation provides for this-Condominium to be served by certain facflities of -High
Point of Fort Pierce Condominium Section 1 and the Protective- Covenants
~ provides for certain land use covenants upon the laud areas described therein
.(including, but not limited to, portions of the land areas included within this ~
Condominium) and provides for certain drainage easements -and other ease-
ments and rights including, but not limited to, the - - "Roadway Ease~uent* ,
. "Sewage System Rights" , "Water System Rights" . and "Future: Development'
Property Drainage Easement", all as -are more particularly described -therein,
all in addition to- the -other matters set forth in -the Settlement Stipulation and 1,
Protective Covenants, which other matters include, but are not. limited tic, the
obligation to -pay certafn "Assessments" as are respect[vely set forth- in. the f - -
~ &ettlement Stipulation and Protective Covenants. Grantee expressly. ackiweri- -
edges .and assumes the obligation Lo pay the amownts assessed against the
Aparoogent under both the Settlement stipulation and Protective Covenants and
