Declaration, including, but not limited to, beach access, swimming
pools, saunas, tennis courts and shuffleboard court. Said
residential unit property owners shall contribute a pro rata share
cf the expenses of maintenance and repair of the recreational
facilities and beach access strips in order to exezcise their rights
under this easement. Except for road access to Parcels 1 and 2, so.
designated and described in Exhibit."A-13" attached hereto, via the
road access strips designated and described as Parcels 4, 5 and 6 in
Exhibit "A-t3" attached hereto, this easement shall only include
' access by foot= therefore, no vehicles of any type, including but
not limited to automobiles, trucks motorcycles, motorbikes or
bicycles, shall be used in the exercise of this easement, nor shall
any vehicles be permitted upon-the property described in Exhibit
"A-1" in exercise of this easement, except for the road access
hereinabove provided.
- An additional road access easement is-hereby created in _
favor of the property immediately to-the North of and adjacent to '
Parcel 4 described in .Exhibit A-13 attached hereto and SAND DOLLAR
VILLAS CONDOMINIUM S, over and upon .said Parcel 4 and the roadways
and parking areas of~SAND DOLLAR VILLAS CONDOMINIUM E, thus
providing ingress and egress to the fallo~ing described parcel of
real property located in Sections 21 and 22, Township 36 South,
Range 41-East, St, Lucie County, ~ Florin'-z, to-wit:
A tract of-land whose-South line is 8546.20' - -
.North of the South line of Section 27, Townshi-p
- 36 South, Range 41 East, and the North line is

thi-s easement shall provide road access, i.e., ingress and egress,
to said Condominium. -
5.7- Improvements = General Description.
(a) Apartment Building.- The condominium includes -
-one apartment building. It consists of eight (8) floors and =
contains apartments and common elements.

grounds, landscaping, automob a park ng areas, and other facilities
