TAE PURPOSE OF THIS DEED is to convey to Grantee >~11 of
the common-property of. THE PINES of Fort Pierce., Florida, Phase , _
a townhouse unit development, for its maintenance and management
for the common .benefit-of all townhouse unit owners of"The Pines
of Fort Pierce, Florida,-pursuant to the terms and provisions of
the Declaration of Protective Covenants for The Pines of Fort
Pierce, Florida, recorded in O. R. Book 313, at-page 2446 of the public
- records_of St. Lucie. County, Florida, and the Charter and By-Laws
of Grantee, to all of which 'this conveyance is made subject. ~ -
TOGETHER WITH all the tenements, hereditaments and appurtenances
_ thereto .belonging or in anywise appertaining.--
TO HAVE AND"TO HOLD, the same in .fee simple forever. '
- AND the Grantor hereby covenants with said Grantee-that it is
lawfully seized of said land in fee simple-; that it has good right
and lawful authority to sell and convey said land; that it hereby -
fully warrants the title to said land and will defend the same
against the lawful claims of all -~er5ons whomsoever; and that said
land is free of all. encumbrances except taxes accruing subsequent-
. t~ December 31, 1978 and mortgages of public r-ecord.
