HomeMy WebLinkAbout2139 • - _ ~ 4 r _ THE ,.,WOODI~NDS ~ - DECLARATION OF COVENANTS AND RESTRICTIONS .The Woodlands Subdivision.in St.-Lucie County described as followse Lots 1 through 1? ire Block 3, in Woodlands Subdivision as per plat on file in Plat Book, Page of-the Public Records of St. Lucie County, Florida. _ Whereas The Woodlands has developed said land and is desirious of placing covenants and restrictions upon its use and to cause said covenants and restrictions to benefit, uurden and~run with.the aforesaid land. Now,- therefore, for and in consideration of the premises and for other good and valuable consideration, the~said - Woodlands does hereby for itself and its successors and assignes restrict the use hereinafter provided of the. above described - - property. - - 1. Lots are to be-used far one family residences only. 2. The residence shall be no less than 2,000 square-feet, not . inclusive of accessory buildings. - ~ - - 3. The minimum residential-set flack requirements .for-_-one (1) acre:. lots shall-be as follows froms ~ _ .front property line, SO feet - side property line, 25 feet _ rear property line; 25 feet. . 4. Accessory struc~ures must have the same architectural design as_ -the primary residence. -It must be closer to the reaz line than - the house. Fences shall -not be loca_ ted closer- *o the front lot line than the primary residence. No fence shall be of any material ocher than wood within the first 100 feet from the front lot line-, and I' not exceed 6 foot in height where permitted by the St. Lucie County Code. -The rem.ander of the fence can be other St. Lucie County approved fencing material. 6. The raising or keeping of any animal,- livestock: or fowl, except ~ those animals generally recognized as household-domestic pets is prohibited. -These covenants are to run with the land and shall be binding on all parties and all persons claiming under them for a period of - - ten years from the date these covenants are recorded, after which j time they shall be extended automatically for successive periods of ten years, unless an instrument, signed_by a majority of the than ` owners of the lots has been recorded, agreeing to change the ~ covenants in whole or in part. ~ - Enforcement .shall be by action at law or in equity against any person or persons violating or attempting-to viola-te any covenants,.. either to restrain violation or to recover dvnages. The party bring- ~ ing the action or suit shall be entitled to recover, in addition to ~ costs and disburs~~ments allowed by law, such~su~ as-the Court. may adjudge. to be reasonable for the services of his Attorney. o - - Invalidation of any one of these covenants by judgement or - Court Order in no way shall affect any of the other proviQions, which shall remain in full force and effect. The drainage facilities have been.aonstructed for the use and benefit of all woodlands residents and as such cannot be altered or - obstructed so as to preven~c their normal operation.
