payment and cure by Borrower, this Mortgage and the obligstions secured hereby shall remain in full force and eBect as if
no acceleration had occurred.
20. Assigewertt of .Rear, AppoiatwtN of Receiver. As additional security hereunder. Borrower hereby assigns to
Lrnder -the rents of the Property, provided that Borrower shall, prior to sccekration under paragraph 18 hereof or abandon-
ment o[ the Property. have the right to collect and retain such rents as shay become due and payable. -
Upon acceleration under paragraph 18 hereof or abandonment of the Property. Lender shall be entitled to have a..
recciver appointed by a court to Miter upon, take possession of and manage the Property and to collect the rents of the
Property, including those past due. All rents rnllected by the receiver shall be applied Brst to payment of the casts of
management of the Property and collection of vents, including, but not limited to; receivers fees. premiums on receiver's
bonds lad reasonable attorney's isees. and then to the sums secured by this Mortgage. 'Ilie receiver shall be liable to account
only for thaw rents actually received. .
21. Firtiire Advsncts. Upon request by Borrower. Lender. at Lender's opteon within twenty years from the date of the
Mortgage, may make Future Advances to Borrower. Stich Future Advances, with interest thereon, shall be secured by this
Mortgsgt when evidenced by promissory notes stating that said- notes are secured hereby. At no time shalt the principal
_ amount of tt.e indebtedness secured by this Mortgage, not including sums advanced in a rdanoe herewith to protect the

22. Release. Upon payment of all sums secured by this Mortgage. Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all coats of recordation. if any.
23. Attortey`s Fees. As used in this Mortgage and in rte Note, "attorney's fees" shat! include attorney's fees, if any,
which may be awarded by an appellate court. -
