WITNESSETH: - '
That Grantor, for and in consideration - of the sum of TEN (110.00) -
DOLLARS . and . otiYer good and valuable consideration paid- by Grantee, the
receipt of which is hereby acknowledged, has granted, bargained, and sold to
Grantee and Grantee's heirs and assigns forever the following described .real
property situated, lying and being in St. Lucie County, Florida, to wit:

PhasevIIlof HIGH POINT QF FORT PIERCE CONDOMINIUM
SECTION II (the "Condaminium") according to -the Declara-
tion of Condominium thereof, recorded in Official Records:
- Book 304 at- Pages -1396 through 1508 of the Public
Reeords~ St. Lucie County, Florida as such Declaration
may have been amended - by . any amendments thereto
hereto filed in the Public :Records of St. Lucie County, -
Florida including, -but .not limited to, any amendment to -
_ add the aforesaid Phase to the Condom_
inium (if such
Phase be other than Phase I thereof) . -
Grantee, by acceptance hereof,. and by agreetaent with Grantor hereby
j expressly assumes and agrees to be -bound by and to comply -with all of the -
covenants,. terms, conditions and provisions set forth and contained in the
~ aforedescribed beclaration of Condominium, including, but -not limited to, the
obligation to make payment of assessments for the maintenance and operation. _
of the Condominium which may be levied against the above described Apart-
- went. Grantee expressly acknowledges the existence "of a Settlement Stipule-.
lion and Agreement for and Grant of Easements and Other Rights (the "Settle- -
ment Stipulation") and a Declaration of Protective Covenants and itestrictions
- (the "Protective Covenants"), as hereinafter set, forth. _ The -Settlement Stipu-
lation provides for this Condwninium to be served by certain facilities of High
Point of Fort Pierce Condominium Section 1 -and the: Protective Covenants -
provi3es for certain land use covenants upon the land areas described therein
(including, but not limited to, portions of the land areas -included- within this
Condominium) and -provides for certain drainage eaEenaents and other ease-
ments and rights -including, but not -lian~ted to, the "Roadway Easement",
- "Sewage System Rights" , "Water System Rights" . and "Future Development'
Property Drainage Easement', all as are more particularly described -therein,
all in addition to- the other matters set forth in the Settlement Stipulation and
Prot,.~c:•~ive Covenants, which other matters include, but are not limited Lo, tha
obligation to pay certain "Assessments" as are respectively set forth in the -
Settlement Stipulation and Protective Covenants . Grantee expressly acknowl- -
edges -and assumes the -obligation to pay the amounts assessed against the
~ Apartment under both the Settlement -Stipulation and Protective Covenants and
acknowledges that "Assessments" under both the- Settl+~ment Stipulation and
Protective Covenants against all properties now or hergafter included within
