receipt of which is hereby acknowledged, has granted, bargained, and sold to - '

may- have been amended by any amendments thereto
hereto filed in. the Public Records of St. I+ude County,
Florida including,- but not limited to, any "amendment to -
add the aforesaid Phase to the Condominium (if -such ~ _ _ i

obligation *~o make payment of assessments for the maintenance and operation
of the Condominium which may be levied against the above described Apart- 4
~I ment. Grantee expressly acknowledges the existence "of a Settlement Stipule- ~
-tiara And Agreement for and Grant of Easements and Other Rights (the "Settle-
ment Stipulation") and a Declaration of Protective Covenants and Restrictions
(the "Protective Covenants"), as hereinafter set forth. -The Settlement Stipu-
lation provides . #or this Condominium to be served by certain fadlities of High
Point of Fort Pierce Condomini:mn Section 1 and the Protective Covenants - '
provides for certain land use -covenants upon the land areas described therein
(including, but not limited to, portions of the land areas included within this
Condominium) and provides for certain drainage easements and other ease-
ments and rights. including, but not limited to, the "Roadway Easement",
- "Sewage Sys'~em Rights", "Water .System Rights"- and "Future Development' -
Property Drainage Easement", -all as are more particularly described therein,
all in addition to~ the other matters set forth in the Settlement Stipulation and ~ - ~
Protective Covenants, which other _matters include, but are not limited - to, the ;
obligation to pay certain "Assessments" as are respectively- set forth in the
Settlement Stipulation and Protective Covenants. Grantee expressly. e<~knoivl-
edges and assumes the obligation- to pay the anwunts assessed against the .
Apartment under both the Settlement Stipulation and Protective Covenants and 4
acknowledges .that ".pssessments" under both the Settlement Stipulation and
Protective Covenants against all properties now or hereafter included within
