The sum of $334.50 in monthly installments .commencing on February 1, 1980 and monthly in advance on the first da~of each month thereafter for a period of One (2) -year, said sum including interest at the rate of nine and one-half (91/20 per cent per annum. B. Upon the payment of twelve (12) monthly _ installments as herein provided, the entire balance of principal indebtedness as due herein shall be-fully due and payable, reserving however, ,the right of the Buyers •to pz~pay all or any - portion of the within indebtedness at any time Without penalty. C. -Buyers acknowledge.. that they are aware that the within property_is subject to a Mortgage in-favor of GDV Financial Corporation in the original principal sum of $29,300.00, and in this connection Sellers agree to maintain said Mortgage in all respects fully current and free from default. Boyers further acknowledge that the total payment required by them to t-tie .Sellers shall be the sum of $375.00 per month, which shall include an escrow payment for fazes, in the monthly sum of $40.50. In this connection Buyers agree, to- pay to the 5ellers• an additional sum of.$40.50 monthly as reimbursement for said taxes - so that the total monthly payment due from the Buyers to the - Sellers shall be the sum of $375.00. 4. Buyers shall be entitled to possession of the premises herein described upon the closing hereof, and during the .life of .this contract, Buyers shall maintain the property, including improvements erected thereon, in a state of repair and - condition that is good and Proper. Sellers shall have the right to inspect the property at all reasonable times until the final performance by the Buyers has been completed. ° _ 5. Sellers-shall be obligated to pay and shall pay before delinquency ail taxes and assessments coming due on- and after the date of closing.
